Picture a weeknight on a full acre. The sun sets over open sky, there's room for a garden bed and a future shop, and the closest neighbor isn't looking over your fence. That's the draw of Grayson Ridge in Van Alstyne, a new construction community where Riverside Homebuilders is building homes on 1+ acre homesites.
In this Community Spotlight, I'll walk you through what Grayson Ridge Van Alstyne offers today, what homes are listed for, and the questions I'd ask before you tour.

Where Grayson Ridge Fits in Van Alstyne
Van Alstyne sits along the US 75 corridor in southeastern Grayson County. Its city limits even reach a little way into Collin County. That puts you north of McKinney and Anna while still keeping the highway close.
Grayson Ridge is one of several places in town where builders are putting new homes on an acre or more. As of November 7, 2026, MLS data on carpediemgoleman.com showed 41 active new construction homes on 1+ acre in Van Alstyne. Prices ran from about $570,000 to just under $2 million, with an average near $707,000.
Grayson Ridge sits toward the more approachable end of that range. That's a big part of why I'm spotlighting it. If you're curious about the town as a whole, my Van Alstyne area page shows everything currently for sale.
Homes and Floor Plans at Grayson Ridge Van Alstyne
Riverside Homebuilders lists six floor plans for this community, from about 2,499 to 3,497 square feet. Here is how they line up on the builder's website:
- Verbena V2 SE: 2,499 sq ft, one story, 4 bed, 3 bath
- Bluebonnet SE: 2,686 sq ft, one story, 4 bed, 3 bath
- Cedar Sage: 2,857 sq ft, one story, 4 bed, 2 bath
- Mockingbird: 3,104 sq ft, one story, 4 bed, 3 bath
- Aster V2 SE: 3,130 sq ft, two story, 5 bed, 4 bath
- Foxglove: 3,497 sq ft, one story, 4 bed, 3 bath
Most of the plans are single-story. On an acre, that's a nice combination. You get a wide footprint and still have plenty of yard left over.
On the MLS, the 15 active listings in Grayson Ridge averaged about $666,000, or roughly $223 per square foot, as of November 7, 2026. Two of those were already under contract. Builder pricing moves often, so treat these as a snapshot, not a quote.
What to Ask Before You Tour
An acre in a new community is different from a lot in a typical subdivision. These are the questions I make sure get answered in writing.
1. What are the HOA dues and deed restrictions?
The builder's website doesn't list HOA details. A third-party listing site shows an HOA with annual dues for Grayson Ridge. Ask for the current dues, the management company and a copy of the deed restrictions before you sign anything.
Restrictions matter on acreage. They can cover fencing, outbuildings, shops, RV parking and animals. If chickens or a big garden are part of your plan, read those pages closely.
2. Where does the water come from, and what's the septic setup?
The builder's website doesn't say. Many acreage homes in this area rely on a water supply corporation and an on-site septic system rather than city sewer. Ask which water provider serves the lot and what type of septic system the home will have.
If septic is new to you, my guide to septic vs aerobic systems in Van Alstyne explains the basics. Confirm requirements with Grayson County and a licensed septic professional.
3. What's included, and what's an upgrade?
The builder describes flexible floor plans and curated finishes but doesn't publish a full standard features list. Ask for the included features sheet for your specific plan. Then compare it to the price of the home you're looking at.
4. What will my property taxes look like?
Tax rates depend on the exact taxing units for each lot. Ask the builder for the estimated rate, then confirm it with the Grayson County Appraisal District or a tax advisor. A lender can show you how that rate affects your monthly payment.
5. Which schools serve this address?
The builder lists Van Alstyne ISD for Grayson Ridge. School assignments are available from the district, and I always suggest checking the exact address with them.
Before you tour, give me a call. Many builders require your agent at the very first visit, and I'll walk you through how that works with each builder.
How Buying New Construction With an Agent Works
In Texas, buyers sign a written buyer representation agreement before touring homes with an agent. That agreement spells out how my compensation is set. Some builders offer to contribute toward it, and some don't, so I explain how it works with each builder up front.
Bringing your own agent to a new build means someone is looking out for you on the contract, the inspections and the timeline. The builder's sales team works for the builder. My job is to work for you. You can read more on my buying page.
Comparing Grayson Ridge With Other Acreage Options
Grayson Ridge isn't the only Riverside community in town. Riverside also builds in Creekview Addition in Van Alstyne, which is marketed with 1+ acre homesites. Several other builders and individual sellers have acreage homes on the market too.
If you're weighing a builder community against building on your own land, my post on building on your own lot vs buying a spec home in Van Alstyne lays out the trade-offs.
My Take
I love having more space, privacy and freedom, and so does my family. We garden, raise chickens and spend as much time outside as we can. That's why I focus on homes with larger yards and acreage in Van Alstyne, Anna and McKinney.
My practical advice for a community like Grayson Ridge: decide what you want to do with the acre before you pick a floor plan. A shop, a garden, a pool or animals each change where the house should sit and which restrictions matter. Get the deed restrictions early, and let the land drive the decision.
Frequently Asked Questions

Yes. The builder's site lists move-in ready homes, and MLS data showed 15 active listings in Grayson Ridge as of November 7, 2026. Inventory changes quickly, so call me for what's available this week.
