Picture a gravel drive, a wide front porch and an evening sky with nothing in the way. If that is the life you want, you have two main paths: build on your own lot in Van Alstyne, or buy a builder spec home that already sits on an acre. The right one depends on your timeline, your budget and how much of the process you want to manage.
Quick facts: building vs buying on acreage in Van Alstyne
- Location: Van Alstyne, mostly in Grayson County, with city limits reaching slightly into Collin County. US-75 runs along the west side of town.
- Spec and new homes: 41 active new-construction homes on 1+ acre with a Van Alstyne address, about $570,000 to $1.98 million, as of November 2, 2026, per MLS data on carpediemgoleman.com
- Land: 32 active lots of 1 to 5 acres, about $125,000 to $1.45 million, averaging near $330,000 (same date and source)
- Home types: single-family homes averaging 4 bedrooms and about 3,100 square feet
- HOA: varies. Some properties have an HOA, some have deed restrictions only. Verify each one.
- Utilities: varies. Lots without city sewer need a septic or aerobic system.
Build on your own lot or buy a spec home: the core difference
A spec home is one a builder starts or finishes before a buyer is under contract. The builder chose the lot, the plan and most of the finishes. You see what you are buying and can usually close sooner.
Building on your own lot flips that. You choose the land first, then a builder and a plan. You get more control, along with more decisions, more paperwork and a longer runway.
When a spec home makes more sense
- You have a firm move date, such as a lease ending or a home to sell.
- You want one contract and one closing instead of a land purchase plus a build contract.
- You would rather choose from finished homes than manage a build.
The trade-off: the lot and layout are set. Still get your own independent inspection.
When building on your own lot in Van Alstyne makes more sense
- You want a specific setting: more trees, a certain view, more than an acre, or room for a large shop.
- You have time. Buying land, designing, permitting and building add up to many months.
- You are ready to use a lot loan or construction loan, or pay cash for the land. Talk with a lender early.
What to check before you buy land to build on
Which rules apply to the lot
City limits and the county line both change the rules. The City of Van Alstyne says all new construction requires a building permit, and its initial plan review typically takes 5 to 7 business days. Outside city limits, different rules apply. Confirm which jurisdiction covers a specific lot with the city or county before you buy.
Septic comes before the slab
Many acreage lots are not on city sewer. In Grayson County, septic permits come from the county's On-Site Sewage Facility (OSSF) office, which requires a current 911 address and property ID, plus a site evaluation by a licensed site evaluator or professional engineer. Construction cannot start until the county issues an Authorization to Construct.
Aerobic systems also need a maintenance contract and an affidavit filed with the County Clerk. The county lists application fees of $310 for a conventional system and $330 for a system that requires a maintenance contract, subject to change. If the lot is in Collin County, Collin County's process applies instead. Confirm current requirements with the county and a licensed septic professional.
Water, power and access
Ask who supplies water and electricity, and what it costs to bring service to the build site.
Deed restrictions, easements and floodplain
No HOA does not mean no rules. Read the deed restrictions for minimum home size, outbuildings, fencing and animals. Get a survey showing easements and any floodplain. Confirm flood details with the county and an insurance agent.
Before you tour, give me a call. Many builders require your agent at the very first visit, and I'll walk you through how that works with each builder.
Comparing the true cost
A spec home price usually bundles the lot, site work, septic, driveway and the house. When you build on your own lot, you pay for each of those pieces separately.
Budget for the land, survey, site evaluation, septic, permits, driveway, utility connections, dirt work, the build and loan costs during construction.
Hypothetical example: a buyer finds a lot priced below nearby spec homes. After closing, the site evaluation calls for an aerobic system and the house site needs a longer driveway. Those costs belonged in the budget before the land contract, not after.
My take
My family loves the room we have for the garden and the chickens, so I know how freeing more space feels. That is exactly why I treat the land as the main purchase, not a detail.
If you have a firm move date, a spec home on verified acreage is usually the simpler path. If you know exactly what you want from the land and have time, building on your own lot can be worth the extra steps. Either way, let's read the restrictions and septic paperwork together before you sign.
Frequently asked questions
Can I build any house I want on land in Van Alstyne?
Not always. Deed restrictions, city or county rules and what the soil can support for septic all shape what you can build. Review those before you buy the lot.
How long does it take to build on my own lot?
It varies widely with the builder, the plan, permits and weather. Ask each builder for a written timeline, and plan housing around the longer end of it.
Do I need my own agent to buy a spec home?
Many builders ask that your agent be with you at the first visit. In Texas, buyers sign a written buyer representation agreement before touring, and compensation is set in that agreement. I explain how it works with each builder.
