Open North Texas landscape near Anna, Texas

Picture your morning coffee on a back porch with nothing but open sky past the fence line. That is what buyers are chasing when they ask me about new construction homes on acreage in Anna, TX. The short answer: they are out there, but they are limited, and the details on each lot matter more than the floor plan.

Here is what I walk my clients through before they ever set foot in a model home.

Why acreage new construction in Anna is in such demand

Anna has grown quickly, and most of that growth has been in planned subdivisions with smaller lots. Buyers who want room for a shop, a garden or a few animals are looking for the opposite.

That is why a new home on an acre or more gets attention fast. You get a modern build without giving up space and privacy.

Five things to check on any new build on acreage in Anna

1. The exact lot size

"About an acre" can mean 0.9 or 1.4. Ask for the plat or survey and confirm the acreage in writing before you fall in love with the house.

2. HOA vs. deed restrictions

No HOA does not always mean no rules. Many acreage lots carry deed restrictions on things like outbuildings, fencing or animals. Read them early, especially if you have plans for a barn or chickens.

3. Water and septic

Homes on larger lots outside city utilities often use a well or a water supply corporation, plus a septic or aerobic system. Ask who provides water and what system the home uses. Confirm specifics with a licensed septic professional.

4. City limits, county and taxes

Whether a property sits inside city limits affects services, rules and your tax bill. Check the property's tax districts with the Collin Central Appraisal District, and confirm details with a tax advisor.

5. What is standard vs. upgrade

A builder's base price and the price of the home you toured are rarely the same. Ask for a written list of what is included, what is an upgrade and what the lot premium is.

Before you tour, give me a call. Many builders require your agent at the very first visit, and I will walk you through how that works with each builder. 214-783-8094

My take

I will be honest: I am a little biased. My family loves our space, from the garden to our chickens, and there is just something special about having more room, privacy and freedom to enjoy your own property.

That is exactly why I slow buyers down on acreage purchases. The house can be beautiful, but the land is what you are really buying. I would rather spend an extra hour on the survey and deed restrictions with you than have you discover a surprise after closing.

How to start your search

Start with what you want to do with the land, not just the house. A shop, a garden, a pool and animals each change which lots will work.

Then set up a search so you see new acreage listings the day they hit the market. These homes do not sit long.

Not always. Larger lots often rely on a well or water supply corporation and a septic or aerobic system. Ask early and confirm specifics with the provider and a licensed septic professional.
